The Energy Efficiency (Private Rented Property) (England and Wales) Regulations 2015 (MEES) prohibit landlords from letting a property with an EPC rating of below E, unless an exemption applies.
Since 1 April 2018, the prohibition has applied to the grant of new tenancies, and from 1 April 2020 for residential properties and 1 April 2023 for commercial properties, it will be extended to landlords continuing to let properties that fall below the required EPC rating.
